SITUATION
In the heart of Sydney's CBD, a property owner faced declining occupancy rates in their multi-story office building post-COVID. Seeking a unique selling point to attract upscale, long-term business tenants, they strategically installed four EV chargers as an end-of-trip facility. This move aimed to cater to the burgeoning demand from environmentally conscious businesses with growing commercial office fleets.
IMPLEMENTATION
The EV chargers were positioned at the entrance of the first level of the underground car park, chosen for its robust 4G reception, crucial for internet connectivity via an IoT sim card. This location was also conveniently close to the building security office.
CHALLENGES
Challenges arose in dealing with the aging electrical infrastructure of a 20-year-old building. However, a capacity check on the car park distribution board luckily revealed sufficient power to support the proposed 4 x 22kW AC chargers.
An unforeseen obstacle emerged concerning internet connectivity. Despite strong 4G reception, stability issues arose after installing the Telstra IoT sim card. The problem was successfully resolved by switching to an Optus sim card, ensuring a stable connection to all EV chargers.
RESULTS
Initially, the chargers were exclusively offered to tenants for free, and three existing tenants, along with two new tenants, eagerly enrolled in the complimentary charging program. For these new tenants, the availability of free charging was a notable factor in selecting this building.
Following an analysis of utilisation reports,, the property owner made a strategic decision to open the EV chargers with a fee to the general public to maximise utilisation. This move notably increased after-hours usage, consequently raising the public car park occupancy. Interestingly, EV drivers, having become familiar with the location, continued to choose this site for parking, even when not actively charging their EVs.

After the EV chargers are installed and powered on, the electrician will typically configure the chargers and install /commission Everty on the EV charger.
